mike.jpgRather than have hundreds of developers on our books, we’re instead interested in building relationships with a small number of suitable developers producing quality products that are of benefit to our investors.

Our overarching belief is that a close working relationship will benefit both of our companies. We benefit by a constant supply of quality property and you benefit by having guaranteed sales for your off plan and new build property.

It gives us both a greater level of certainty.

We are happy to take any style of property as long as the RICS valuation for both the value and the rent “stack up” to our criteria. In the past most of our property has fallen into one or more of the follow categories.

  • To meet sales targets such as end of quarters, end of financial year or to meet specific sales targets
  • Regular stock at a preset level each month or quarter. (ie £2 million per month at 10% under market value)
  • Units of off plan stock that needs to be sold prior to an official launch or to boost launch numbers immediately after the launch
  • Small numbers of stock units that are approaching or have reached completion
  • Blocks of off plan stock
  • Secure bank financing in the case of local developers.

rutland-heatleymere_.jpgOur ideal batches will be between one and ten units (although we will accept up to 30 units in some cases.) But for between one and ten we’ll typically be able to provide buyer details within seven days of launching the development to our clients.
