We follow a simple process with lots of checks that mean we get the deal done without clients “falling out of bed”. In fact our average fall out rate for clients is under 2%. This is due primarily to a high level of relationship and the tightness of our process.

Our team has worked the same process for over 3 years now, and here’s a rundown of how it works:

1. Provide schedule of plots

dd.jpgOnce we receive a schedule of plots we can come back normally within 4 hours with a clear picture as to what we can do in terms of structure, number of plots and make you an offer.

2. Negotiate deal and provide heads of terms

Once our offer is accepted we will discuss the exact terms and you will be provided a written heads of terms so that we are both clear on all the elements of the deal. We will then instruct a RICS valuation on one or more indicative plots.

3. Reservation

Once the valuation comes back and we’re happy to proceed, we’ll forward you a non-refundable reservation on all plots.

4. Launching the development

Once we have a confirmed RICS valuation we will then launch the development through our network. Normally this will be through a variety of SMS, email and phone calls. Once the property is launched the development will appear on our website. Click for an example of what our property launch page looks like.

Normally we will sell all plots within a two week period, although this will depend on the deal structure and the number of plots. Obviously larger numbers may take up to six weeks. We do not market on other websites so clients that are not on our list are unlikely to discover the development.

5. Providing purchasers’ details

As soon as we have confirmed the purchasers we will forward details to the nominated person in your organisation. You are then free to issue contracts directly to these clients.

6. Referral to mortgage broker and solicitor

house.jpgAs soon as the client reserves the property we will refer them for a mortgage and to the solicitor for the conveyance.

7. Monitor “real time” progress every step of the way

With every client we introduce to your properties we give you or a nominated team member the ability to login to our administration system and see exactly as things happen. Our mortgage brokers and solicitors update our admin system and this allows us to have up to the minute information. Normally they will update before 11am each morning giving you valuable data and as best of all this information is exactly as we see it.
